This cottage is located in a secluded valley with many scenic walks from your doorstep. It is perfect for birdwatchers and those who really want to get away from it all. The village of Hawkshead is nearby, with its shops, pubs, and collection of National Trust properties. Coniston Water is just three miles from the cottage, where a boating centre gives visitors the chance to hire boats, take out canoes or try their hand at stand-up paddle boarding.

Access to this property is via an iron gate which brings guests to a field, crossing the field, guests will come to the cottage in its secluded valley. On entering the cottage, the hallway is the perfect place to leave coats and boots before going through to the spacious lounge/diner, with its long dining table and three comfortable sofas which are arranged around the cosy wood burner. The CD here allows guests to play their own music whilst they enjoy the tranquillity of being disconnected from screens. The kitchen is equipped with an oven, hob, microwave, and fridge/freezer. The slate staircase lead up to the first bedroom which is a large room, with twin beds, a small-sized 4’ double bed, and a working fireplace. A second  set of steps leads to the bathroom with cast iron bath with hand-held shower and WC. Another step leads up to the spacious double bedroom which has a door leading out into the garden.

Outside, the heritage water mill makes an attractive backdrop to the property’s lawns and wild gardens with mill stream which is crossed by slate bridges. Younger guests will enjoy the swing which hangs from one of the trees, but guests should be aware that due to the stream, children should be supervised at all times in the garden.

  • Not suitable for young children or people with mobility issues. There are steep steps, drops to the water wheel and waterfall.

  • Departure: before 10:00, unless otherwise stated in your arrival details
  • 3 dogs allowed. Dogs are charged at £20 each per full or part week
  • There is an Accidental Damage Deposit of £200 when booking at this property, however this may be waived for £25. We’ll provide more details about this when booking your holiday.

We loved the history and casual comfort of the Bobbin Mill. The log burner kept us cosy through a chilly weekend and it was so peaceful and remote - a rare treat in the Lakes.

We had a great stay when it didnt rain. Had issues with water leaks in kitchen and other parts of the cottage. The outside/gardens are lovely. The cottage is in need of some TLC and renovations.

Wonderful place to relax and unwind. Far from the crowds and the road gives you total peace. Easy to get to Hawkshead or Coniston. Walk to Tarn Hows from the mill.

This is an outstanding property; we have been coming to the Lakes for the past 25 years, sometimes with the friends who came with us on this occasion, and we all agreed that this was the best property in which we've stayed in all those years. Bobbin Mill has a remarkable history, and much love and care has gone into preserving/renovating it. The kiRead moretchen was the best equipped of any Lake District property we've stayed in. An absolute gem of a place. Hidden away in a beautiful secluded spot, rich in history. Outside spaces were fabulous - swing by the stream, fire pit, etc. Inside spaces wonderfully quirky and well maintained, for an old working mill. For our family plus dog, this is a piece of paradise. The cutest location for a relaxing holiday. Busy walking in the mountains all day evening by the wood fire playing board games.

This was my second year, lovely and quirky house. The living space downstairs, big sitting room/dining room leading into a pleasant kitchen is a real delight. If you are not keen on stairs this would not be the cottage for you but I found the up and down nature quite endearing. In better weather there is an outside path that slopes down across the Read morethree floors so enables easy access. A bat in the bedroom, a badger in the garden, bird song continually but of squirrels sadly only the grey variety Hide

We had a very comfortable stay at Bobbin Mill with its quirky features. When we turned up it was very clean and we found everything we needed. It was lovely to have the log burner going after a long day walking the hills. This is an ideal location if you are walking, with plenty of walks straight from the house. Wow! What a location. I love the basic ness quirkiness and history of the property, total isolation and peace. If you love major creature comforts then its not for you but if you love as I mentioned above....and being back to nature.... I loved sharing the history of this building and the Surrounding area.

I could write a 10 star review all day for this absolutely wonderful cottage. A hidden oasis steeped in history & surrounded by woodlands and nature. If youre looking to slow down, relax and sit on a swing with a cup of coffee and swing over the stream that runs below and only hear the noise of sheep and cows and endless views of green fields and tRead morerees, then this is the place for you. Big comfy beds, log fire with endless wood, good appliances and comfy interior. Did not miss having a TV. Hide

Fantastic location. Perfect getaway from everyday hustle and bustle. Close to Coniston and Hawkshead for pubs and groceries. Walk to Tarn Hows from the door.
