Located near the sleepy village of Hutton, situated off a quiet country lane, this is a fantastic base to explore the unspoilt countryside and coastline of the Scottish/English border.

This property is nestled in a beautiful rural area close to Allanton, Chirnside, Paxton and the medieval town of Berwick-upon-Tweed. It's also within easy reach of many beautiful sandy beaches including Spittal and Coldingham. Paxton House is only 4 miles away and has a lovely tearoom, adventure play park and an array of activities to enjoy including boat trips and fishing on the River Tweed. There are many other local attractions within a short drive including Floors, Bamburgh, Thirlstaine and Tantallon Castles. Edinburgh is easily accessible by car or train, with the Berwick upon Tweed railway station just 7 miles away offering a regular train service which takes just over an hour.

Stepping inside this charming south-facing stone-built property that dates back to the late 1800s, you'll first come into the hall which is the ideal place to store your outdoor clothing. Then, step through to the light and bright lounge. Relax on the comfortable sofas after a day out exploring the beautiful local area and watch a great movie on the Smart TV; on those cooler evenings, switch on the lovely wood burner-effect electric fire. To the rear of the lounge is the dining area, the perfect spot to enjoy romantic or family meals together. From here, a stable door leads directly out to the enclosed garden with a seating area. Next is the well-equipped kitchen with an electric oven and hob, fridge/freezer, microwave and washing machine. This is followed by the bathroom with a shower over the bath and WC. Heading up the stairs, you will find a spacious double bedroom and a further twin bedroom, both with ample storage space and seating areas.

Venture outside to the fully enclosed garden with a charcoal BBQ and a seating area for al fresco dining. Here, you can enjoy a lazy evening star gazing perhaps with a wee dram, good local ale or a nice glass of wine. Also located directly adjacent to the cottage is a very handy, well-stocked farm shop. There is off-road parking available for two cars in front of the property.

Really lovely cottage. Rural location. But very central to all beautiful towns and beaches. The cottage was really warm and cosy. Comfortable beds and very clean. We had a week here and were very happy with the property. Owners live next door and there if you need anything. Just a beautiful area. Would definitely recommend. We spent a week here in September and were more than comfortable. The cottage was very well equipped and therefore didn't feel the need to eat out every day. Perfectly situated to visit the beautiful beaches north and south of the border along with the inland towns of Kelso, Melrose and Duns. We would certainly recommend it to others

Excellent location, very comfortable cottage well situated for visiting so many interesting places close by. Owners were exceptionally helpful as i had made a mistake and had forgotten to order a cot but one appeared immediately on arrival. Great local pubs for dining out. Would definitely come back.

A really lovely cottage, was very quiet and peaceful. Thoroughly enjoyed our stay, gav us a chance to recharge our batteries ready to return to the real world.

The cottage was in a quiet, rural location but well within easy reach of Berwick on Tweed and Kelso. We were also able to walk to and from Paxton House along the quite country roads.

Just back from a week at the Castle Barns Cottage with husband, toddler and dog. The cottage is ideal for our needs. Spacious, clean and well equipped. Although it is out of the way (10/15 min drive to shops or places of interest) we knew this when we were booking, so wasnt any issue to us. The garden was fully enclosed as advertised which meant ouRead morer son and dog could happily go in and out. This place for perfect for us! And would highly recommend! Hide

Excellent location and the cottage had everything we needed. It was warm, comfortable and cosy. Great location with lots to see and do. Hosts were welcoming and very helpful. We had great days out to Lindisfarne, Berwick upon Tweed, Duddo, Haddington, John Muir Country Park, Goswick Sands, Ford and Etal. The dog was welcome in most places too! Lovely quiet, out of the way location. A very cosy cottage,. Lovely to find milk, tea, coffee and biscuits supplied on arrival. A well equipped kitchen, comfortable lounge and dining area with lots of information leaflets on the local area, board games and books for both adults and children.. Accommodation was lovely, very welcoming and cosy in a peaceful location. Lots of storage and well stocked. Enclosed garden: please note the fence to the right does not go to the ground so if you have an inquisitive dog who could squeeze through the gap, just keep an eye on them. Lots of information about things to do in the area. The pubs mentioneRead mored in the information do not open for food at the beginning of the week but there are lots of great choices in Berwick on Tweed. Hide

Cottage was lovely. Plenty of room for two plus the dog. Lots of useful information about local area plus a road atlas for use which was very helpful.
