Located on a working farm and on the doorstep of the Lammermuir Hills, this lovely, former gamekeeper’s cottage is the perfect place for families and couples. Set in a stunning, rural location you will be able to step out of your door and enjoy walking across the farm tracks and enjoy the glorious views. Children will also love the freedom of running around the open fields and exploring the local farm, the tracks also make it an ideal spot for getting out and about on your mountain bike. Beyond the farm, you are perfectly positioned to explore the pretty towns of the Scottish Borders and East Lothian, only 5 miles away is the Royal Burgh of Lauder where you will find an array of independent shops, a café, and other eateries. Thirlestane Castle is only 8 miles away, an impressive 16th Century castle set in the grounds of Lauderdale Estate where you can enjoy woodland walks. This area is known for its historic castles and big houses and within 30 minutes you can also explore Floors Castle & Gardens in Kelso and Abbotsford. If you fancy a city day out instead then Edinburgh is less than 25 miles away offering a host of activities and entertainment, including museums, art galleries, historical buildings and stunning gardens.

Step inside this charming cottage into an open plan kitchen, dining, living space. The bright and airy kitchen area is perfectly equipped for all your cooking needs and for rustling up a warming meal which you can enjoy with family and friends around the large oak table. In the living area you will find a comfortable sofa positioned in an inviting spot by the window, perfect for relaxing and reading your favourite book. The separate cosy and welcoming lounge is accessed directly from the living area where you can relax and snuggle up and enjoy your favourite films. A handy cloakroom for storing your boots and coats and a convenient shower room and WC lead off from the hallway where you will also find a laundry cupboard housing a washing machine. Upstairs you will find a spacious and restful master bedroom with a king-size bed, an inviting twin room and a large family bathroom with a shower over the bath and WC. Outside to the rear, the cottage is surrounded by open, mature gardens which are perfect for children to play and run about.

Lovely cottage in a beautiful setting and very well stocked with hospitality pack, hand soaps in each bathroom and fluffy towels. Recently and very tastefully refurbished.

We stayed at the cottage as a family of four, for the weekend to visit Edinburgh and surrounding areas. We loved this cottage, so warm, cosy, clean and comfortable. Had everything we needed and comfy beds. Would definitely recommend to others and would stay again if visiting the same area.

Our stay at the cottage was excellent. Peaceful, tranquil surroundings. Extremely well appointed cottage with everything required for a stay. Extremely clean on arrival and set up appropriately for our stay. central heating was excellent and all equipment functioned as expected throughout the cottage. Will definitely book again

Should have been told about 20 tin trucks going up & down the narrow farm road. Road is being eroded by them . Could have done with non slip bath mat when using shower.

Lovely cottage in a fabulous setting. Quiet rural location (the walking and wildlife on the farm alone were fabulous) but so handy for the rest of the Scottish Borders and of course Edinburgh.

Such peace and quiet! Fully equipped, a tastefully decorated house with a very complete kitchen inventory. 1 mile away, Carfraemill serves every meal of the day (and there's a fast charger). Weve just returned from our stay and would thoroughly recommend to others. The cottage is in a quiet location (on a fabulous working farm) with beautiful views all around.
