This fabulous property has been lovingly decorated and furnished and nestles within the courtyard of a working family farm, it provides a perfect base for couples looking for a relaxing retreat.

Perfectly placed just over a mile from Kilkhampton which offers a choice of two traditional inns, village stores, a great selection of takeaways and access onto the A30. The popular seaside town of Bude is just slightly further afield and boasts a wide range of independent shops, restaurants, bars and a choice of three sandy beaches plus many more leisure facilities. Alternatively, head further along the coast on either the Cornish or Devon side and explore the rugged coastline and numerous picturesque fishing villages such as Hartland, Clovelly, Boscastle and Port Isaac. Other attractions accessible from here include Trethorne Leisure Park and Tamar Lakes offering a wealth of water sports, superb fishing and great walks.

As you step into the delightful property you will immediately find yourself in a light and bright yet warm and welcoming lounge/kitchen/diner with Smart TV/DVD and cosy wood burner. A lovely little dining area is also provided so you can enjoy breakfast while planning where to visit, or a relaxed dinner at the end of a busy day exploring. The contemporary kitchen area is also well-equipped and offers an electric oven and hob, microwave, fridge with ice compartment, dishwasher and washer/dryer. Conveniently, all of the accommodation is arranged on the one level. Further to this, stroll out via the farm track and explore the land and views. There is off-road parking is available for two cars.

A beautiful barn conversion situated within a proper working farm. We found the accommodation very comfortable and homely. The location is ideal for walkers to enjoy the south west coastal path. The owners are very helpful and friendly.

The cottage is roomy, well appointed and comfortable. Set on a working farm, its a great environment to appreciate being in the country. Plenty of wild birds to watch and the background hum of lowing cattle is very soothing. One highlight is the rear garden. Its essentially South facing so you get the benefit of the sun, all day. This was our first family holiday with our 11 week old son. The cottage was perfect, it was warm, modern and very comfortable. We enjoyed staying on a farm, waking to animal noises, it felt very much like home from home. We went in October and whilst we appreciate this is on a working cattle farm behind the wall in the back patio area is a barn which was full of cattle which did give off a certain aroma there were also a lot of flies . As it was Autumn we didn't spend any time in the patio area but hopefully in the summer the cattle would be out in the fields and tRead morehe patio environment would be a more pleasant area to spend some time. The accommodation was very comfortable and extremely clean. The cottage was very well equipped and the owner was very friendly and helpful during our stay. Absolutely lovely cottage - literally booked this at the last minute on the morning of our travel. Owners were very accommodating and welcoming. A perfect short break for us. Loved the treats that were left for us too. A great area for exploring both Devon and Cornwall. The dog loved it too!

This cottage has everything you need except a view! The owners are lovely people and have done a wonderful job in renovating their farm buildings for holiday lets. Bootlace barn is very comfortable.

We had the best holiday; the cottage was small but perfect for what we needed. The kitchen was fully equipped with everything you might need, and the open plan living room/kitchen and dining area was spacious enough that you didn't feel you were stepping on each others toes. The wood burner worked brilliantly too, but be warned it does heat up veryRead more quickly! The cottage was lovely only a few miles from Bude.lots of places to visit. Would go back.maybe in the summer. When the weather was better. Only one problem. There are lots of flies. Because you are on a farm. But that didnt spoil our holiday

Quite nice cottage nice location had a lovely garden but so many flys because the cows were just over the wall in the back garden also couldnt leave the doors or windows open because of the flys
