This sweet and stylish barn sits less than a mile outside ‘Book Town’. Explore the literary haunts of Hay-on-Wye and get inspired with a walk through the Brecon Beacons National Park.

The barn sits on the land of a working smallholding, so your first holiday activity may well be sampling the fresh produce. Head off for a mile’s walk into the heart of Hay-on-Wye, browse independent shops and cafes, attend a literary event, and soak in the town’s bookish history. Or take a stroll around Hay Castle, a 12th-century medieval fort and 17th-century mansion, before stretching your legs on one of the many walks that wind into the Brecon Beacons National Park.

Occupying the ground floor of this two-storey barn it has been thoughtfully and stylishly converted. The rooms flow into one another, in an open-plan yet cosy design, brought together with natural tones and traditional details, like the flagstone floor. The main space is a bright sitting room, where you’ll find elegant seating, a wood burner and TV, and French doors leading out to the patio. The kitchen is a delightful space with a dining table, perfect for romantic meals. Walk through and you’ll come to your shower room and luxurious king-size bedroom, dressed with vintage French furniture and with an inspiring view of the fields to wake up to. The lower barn occupies the ground floor of a two-storey barn conversion. Outside the barn, you have your own patio area with a BBQ so you can sit out in the fresh air and enjoy your morning coffee before heading into town.

Also available to book at this property is the first floor Gardeners Granary accommodation for two guests. Ideal for parties travelling together but requiring separate living space.

Lovely little cottage, ideal for the 2 of us. Easy walking distance from Hay but quiet and out of the way. Appreciated the Christmas touches and the stove was wonderful after our wet walks!

Lovely property in a really relaxing setting - fantastic long weekend had in a beautiful location. Warm welcome and a nice touch were the freshly laid eggs along with essentials like bread and milk. Just perfect.

Beautiful setting with easy stroll down to the River Wye. Fun interactions with the goats, chickens, geese, ducks & turkeys. Enjoyed watching so much wildlife. Charming barn conversion (lower barn) Perfectly positioned.Short walk of 5mins to CO-OP for supplies & 5mins further on is Hay-on-Wye. Very quiet and tranquil. If you go in summer there are lots of flies, as it's a farm, so not able to sit out nor open windows. Otherwise it was a lovely relaxing location. Beautiful cottage with easy access to Hay. It was lovely to be surrounded by all the animals. Good mixture of privacy but also kind touches from hosts, such as providing eggs, milk, and butter. Would definitely want to return for longer to explore the area more.

Lovely welcome, kind hosts. A delightful little holiday cottage; on a small holding, so expect animals. The donated eggs provided were awesome. Close proximity to Hay on Wye an advantage, ditto the local Co-op. Easy parking. Some people might like darker curtains...not me !

The barn has been beautifully renovated and the owners charming. Welcome pack of milk, bread, butter and eggs from the small holding; donation of two delicious goats cheese made by the owners. A beautiful setting for a couples break.

Sian and Joe gave such a warm welcome. The comfortable cottage had a useful welcome pack including their own eggs and goats cheese which were both really tasty. It's an easy 5 minute walk to the edge of Hay (and the Co-op) and a further 5-10mins to the centre.
