This lovingly converted barn situated on a hillside with stunning views and open countryside walks from your doorstep. The small town of Newburgh, about two miles away, has a bakery, butchers, pub and the Lindores Abbey Distillery which offers whisky and champagne afternoon teas. Perfectly located to enjoy a few days away to visit the picture postcard Fife towns and coastline. St Andrews boasts world class golf courses, Culross Palace offers a fascinating day out, the Kelpies a sight not to miss or why not visit The Scottish Deer Centre home to twelve species of deer and other animals from the Scottish countryside. A great location to explore the outdoors, the area has a wealth of activities including horse riding, cycling, water sports and fishing.

Park your car and walk through the pretty enclosed courtyard, which features an enticing hot tub. Entering the house, the ground floor WC is off the lobby proceed through to the contemporary open-plan kitchen with electric oven and hob, microwave, Nespresso coffee machine, fridge/freezer, dishwasher, washer/dryer, wine cooler and views across the valley. The feature beech breakfast bar leads you up into the lounge/dining area which is bright and contemporary with a lovely feature table and chairs. There is a corner sofa, cosy wood burner and window seat adjacent to the fire to sit back, relax and enjoy the views or enjoy a film on the Smart TV/DVD with sound bar. The lounge has large arched floor to ceiling windows which open directly onto the courtyard. Heading back through the kitchen and up the stairs to the open-plan first floor you will discover the perfect way to relax and unwind. Within this area you will find a super-king-size zip-and-link bed (which can be made into a twin on request at the point of booking) with a beautiful custom-made tweed headboard which dominates the luxury feel to this bedroom, with Smart TV, dressing table and fitted wardrobe. The glass balustrade separates the huge master suite which features a double ended freestanding stone bath, under floor heating, double rain showers, bespoke sauna and separate WC.

Outside in the enclosed courtyard you can enjoy al fresco dining or a glass of fizz in the hot tub while star gazing. There is a charcoal BBQ and herb garden, the courtyard is lit when dark to give it a vibrant but romantic feel. Leaving the courtyard, you will find a private parking area which will accommodate two cars, there is a private area for drying clothes and concealed bike racks.

Your countryside cottage is a haven for outdoor enthusiasts with walks and wildlife straight from the doorstep. Join the Fife Coastal Path at Newburgh (3 miles), a 78-mile route leading through quaint fishing villages and stunning nature reserves. Enjoy riverside walks along the banks of the River Tay or pull on your walking boots for a hike through the Ochil Hills.

Newburgh (3 miles) is a picturesque coastal town with independent stores, friendly pubs and a choice of restaurants and cafes. Discover the remains of Macduff's Cross where the clan Macduff was granted sanctuary for their actions against Macbeth. Learn about the secrets of whisky making on a tour of Lindornes Abbey Distillery and sample some of the Aqua Vitae.

Spend the day exploring the waterfront town of Perth. Browse the boutiques and galleries that are dotted throughout the town or for the bigger high street names head to St John's Shopping Centre. Follow the sculpture trail to see interesting installations and the main sights of the town, including Victorian terraces and the 12th century kirk. Stroll along the banks of the River Tay or for a different view of the town hop onboard a pleasure cruise for a serene sail along the river.

Further afield, wander the winding streets of historic St Andrews (20 miles) seeking out the atmospheric ruins of the castle and cathedral. Visit the British Golf Museum or spend time on one of the many golf courses surrounding the town. Discover the city of Dundee (18 miles) with its cosmopolitan waterfront where you fill find the V&A Dundee, as well as cocktail bars and award-winning restaurants. Further afield, the cities of Edinburgh (43 miles) and Glasgow (60 miles) are within easy reach for a day of exploration.

Despite very small niggles (maybe I'm just too fussy) about lack of certain items I would definitely return to the cottage and would have no problem in recommending it to others. Had a very enjoyable stay.

Hot Toddy Hideaway is a little gem and suited us down to the ground, we had such a lovely quiet and relaxing time here but there is plenty to do if you want it. We went for walks on the beautiful beaches near by and day trips to St Andrews and Perth, the icing on the cake was relaxing in the hot tub on an evening after tea. Wow! What an amazing holiday cottage! Myself and my husband stayed for our honeymoon and it was fantastic! The window seat was stunning and the hot tub and sauna were great! Sorry to say that we feel this property is way overpriced. Its overlooked, smells strongly of oil & the sauna door wasnt fitted properly which meant there was no point in using it. To say this is 5 stars IS a stretch as there wasnt any basic cooking condiments such as oil, milk etc. Location is good & it was very clean but unfortunately we were lefRead moret feeling disappointed & that we had overpaid for this house.
