On the ‘Two Moors Way’ This Devonshire Long House (reputed to be build late 16th Century) has been lovingly refurbished to provide comfortable accommodation with the owner occupying the cottage next door. A warm welcome awaits but privacy is assured.

Joyce's Cottage nestles within the beautiful Yeo Valley on the southern border of Exmoor, just outside the quaint village of Yeo Mill it encompasses its own meandering section of the River Yeo. This 16th Century cottage is on the Two Moors Way between the ‘Knowstone to Tarr Steps’ leg of the walk which links Ivybridge (South Coast) to Lynmouth (North Coast). The market town of South Molton is nine miles away, where two markets are held in the historic pannier market each week, there is a supermarket, independent shops and numerous cafes and pubs to choose from. Exmoor dark skies are some of the best in the UK, with minimal light pollution on a clear night you can see the Milky Way, a wonderful experience for all to enjoy providing a place for exploration which may boost mental and physical health and wellbeing.  

You are welcomed into the accommodation through the front door where you will be greeted by the lounge enjoying comfy sofa and armchairs, Sky Q, DVD and WiFi (supported by Fibre Optic BroadBand). Dominating the lounge is a cosy woodburner (first basket of logs included) perfect for those cooler evenings. The well-equipped kitchen is located to the left and has an induction hob, oven, combination microwave, fridge, dishwasher and large oak six seat dining table. Through the kitchen there is a utility room with washing machine and sink a perfect space for managing muddy boots and wet dogs. Here to (for your convenience) is a small freezer . A staircase leads up to two good size bedrooms, one double and one dual aspect twin room. There is also a delightful shower room on this floor with a large power shower and WC. Venturing outside you will find a patio area and BBQ with seating that overlooks the enclosed garden, a perfect spot to enjoy your morning coffee. At the bottom of the garden is the Car park, this off road parking can easily accommodate two cars or a motor home, about 100yds from there is the River Yeo that is defended by a fence and lockable sheep gate, heading towards the river you will find a secluded 'island' where you can enjoy toasting marshmallows whilst sitting around the fire pit and gazing at the night sky.

Dogs are charged at £20 each per full or part week.

5 glorious peaceful days in Exmoor at Hotces Cottage. Lovely comfy sitting room with log burner (and sky to entertain the children) after long (sometimes damp) walks. Utility room was ideal for the dog and all our waterproofs and wellies and the garden completely secure for an exuberant Dalmatian. Fantastic cottage. The owners have left no stone unturned, they have thought of everything down to fresh flowers and tea, coffee and a cream tea on arrival. The cottage is set in beautiful surroundings but if like us you enjoy a takeaway then prepare yourself for a 7-10 mile drive. It was well worth it though. The cottage is situated in a small hamlet but still accessible to pub and points of interest. We had a wonderful week - the cottage is lovely with a beautiful garden and access to the river. Its equipped with everything you could need. Cottage was excellent with very good WI FI everywhere and an excellent TV. The Wood burning stove was impressive although we didnt use as the CH was more than adequate. A beautiful, very roomy and comfortable cottage in a peaceful setting. We came for a wedding nearby and are so pleased we decided to book the full week. The owners Paul & Natalie were lovely and in no way intrusive and advised us of places to visit in the surrounding area. Everything in the cottage was of good quality and they ensured it was Covid Read moresafe so we were completely at ease. It's a lovely cottage in a beautiful setting. Yes it is tucked away down a wiggly lane but the A361 is not far away, giving you access to both coasts. Would definitely recommend!

The cottage was perfect and the garden was lovely unfortunately we had a very wet few days so could not get the full benefit of the garden and meadow. We found it a little bit too remote for us but if you want peace and quiet then it is perfect

The cottage was very comfortable, well equipped ,we had everything we needed. We arrived late at night, received a very warm welcome from our host Greeted with scones, home made strawberry jam, Devon clotted cream, also supplied with milk, tea, coffee& sugar. We are a retired couple who have visited Exmoor a number of times. Location is quiet and quite remote which was as we expected but might not suit everyone. Cottage is comfortable and very well equipped. Comfortable beds. Good heating. A lovely retreat.

The owners had obviously gone to a great deal of trouble to ensure the safety of their customers following the reopening of the hospitality sector. Even masks were provided. We all enjoyed our stay and the provision of solid internet and a decent size TV were much appreciated by our teenage son. Incredibly clean throughout, with a very well equipped kitchen. We often self cater and are generally disappointed by the poor standard of kitchen equipment, this place had everything you could need and more! Pretty little cottage, very clean, comfortable and cosy and caters well for dogs, with a fantastic, large enclosed garden. Access to a paddock and a stream too. The perfect hideaway to escape to!
