Spacious period house located in the pretty village of Ayton, close to the coast with fantastic sandy beaches to explore. Enjoy a game of pool and enjoy cosy nights in front of the lovely wood burner.

Located in the heart of the beautiful village of Ayton, home of the magnificent Ayton castle. The village boasts great amenities including a well-stocked shop, pub with real ales, restaurant serving daily meals and a bowling club. The castles hosts yearly events and guided tours, or explore the castle’s estate with riverside walks all year round. Close to the historic fishing town of Eyemouth with its pretty harbour, leisure centre, golf course and museums. Enjoy fishing and sea safari wildlife boat trips, visit the pretty seaside village of St Abbs with dive centre and nature reserve, that was recently featured as a filming location for blockbuster movie, Avengers Endgame, or enjoy surfing at the nearby sandy Coldingham Bay.

Entering this wonderful period house from the pretty enclosed front garden into the hall, the perfect place to store your outdoor clothing. Firstly, you are met with the fantastic spacious open-plan kitchen/diner. The lovely bespoke kitchen area is the perfect place to cook up a storm with gas oven and hob, fridge, freezer, bread maker, microwave, a handy dishwasher and washing machine. There is a large breakfast bar with comfy stools, the ideal to place to relax with a morning coffee or to enjoy afternoon tea together. The lovely dining area, with feature stone fireplace with fan heater, great for those cooler evenings, is perfect to enjoy family and romantic meals together with lovely views over the front garden. Heading up to the first floor, to the rear of the property you are met with the fantastic spacious lounge. Relax on the comfortable sofas or the lovely electric reclining chair with massage program. Enjoy a great movie together on the TV/DVD with a selection of DVDs and in the evenings cosy up in front of the roaring wood burner. At the rear of the lounge is the fantastic games area with full size pool table and seating area with board games to enjoy. To the front of the lovely house you will find two beautifully decorated bedrooms, both with ample storage space and lovely views over the front garden. There is a spacious super-king-size zip-and-link (which can be made up as a twin on request), and a spacious twin zip-and-link (which can be made up as a super-king-size on request), with an additional single pull out bed. Finally completing the accommodation is the lovely stylish bathroom with shower over bath and WC.

Venturing outside to the enclosed front garden with seating area, this is an ideal space for al fresco dining and lazy evening stargazing, perhaps with a wee dram, good local ale or a nice glass of wine. There is roadside parking directly outside the property, subject to availability.

Excellent property with everything you need and more and Ayton is a good base near the A1 to travel north and south to the coast and inland to the hills and beyond.

Top accommodation and location. The cottage is spacious and beautifully presented; it has quality fixtures and fittings and is spotlessly clean. The welcome pack is great as are the other little extras available eg condiments/toiletries. Info was good and a wide variety of games and dvds ensures youll never be bored.

religiously went to Centre Parcs for past 14 years and kids are grown up and out of it. This cottage was home from home, attention to detail was excellent and not a fault to be had. I would 100% recommend this cottage.

We loved our stay at Sawmill House. On arrival it was spotless and the welcome pack was a nice touch. The binder with a few local hints and tips was handy, especially where to easily walk the dog. The house was well equipped, including Dvds and games. The pool table was great for at night times, with 2 grown up children.

Biz and Ian have pulled out all the stops with Sawmill Cottage, you could arrive here and have forgotten any food, not to worry as there was a basket with all you'd need. Loved the location and the village where people stop and talk to you unlike the bussle down south where trying to get anyone to say anything is a chore. Perfection! The phrase "home from home" really applies here as absolutely every single thing was thought of, things like a reusable tote bag to borrow for shopping to an umbrella really is very handy. A lovely place to stay with lots of personal touches, we wanted for nothing. The host had obviously thought through the perspective of their guests and it was a home from home. Spotlessly clean and lots of space, even to have a few games of pool. As long as you have a car it is accessible to lots of coastal bays and quaint little towns. We had a veRead morery relaxing time. This is a very comfortable, very clean and very well equipped holiday home, well located for exploring the Borders and Northumberland. We were fortunate enough to experience some lovely autumn weather during our stay which further enhanced the whole experience.

WOW! What an amazing cottage, finished to a very high standard. There is everything you need and more. The pictures do not do it justice, it is even better in real life. The location is perfect for exploring Northumberland and the east coast of Scotland, with beautiful beaches close by which are very dog friendly. This holiday cottage was the best we have stayed in. It was exceptionally clean, really comfy, and had every piece of equipment needed!! Lovely welcome basket, full of breakfast goodies and more. Genuinely cant fault anything 10/10 !

Very well appointed and comfortable property with all possible equipment provided and some lovely treats provided on arrival. The shop in the village has all the little bits that you need and Eyemouth and Berwick are close by. Several nice beaches, none of which were crowded.

We had a lovely relaxing holiday in a wonderful cottage. The owner has thought of everything to make your stay as enjoyable as possible. Fantastic holiday, everything you need and more... Home from home with a few extra special touches to make it feel amazing. Lovely enclosed bath and shower, great for the toddlers to splash about in. Fun games room with pool table and board game. Highly recommend.
