This fabulously characterful property occupies the first floor in the owners stunning waterside home overlooking the Exe estuary and has been lovingly furnished to provide a spacious and comfortable couple's retreat.

Perfectly situated in the heart of Lympstone which is an idyllic fishing and sailing village on the eastern banks of the Exe estuary. The Exe Estuary Cycle Trail passes the front door, and links the golden sandy beaches of Exmouth with the historic village of Topsham to the north. You will find a popular local pub opposite and just a stroll away two further pubs and a handy village shop and post office. Historic Exeter, with its cathedral, vibrant university cultural scene  and array of shops is just a short drive away or catch the train direct from Lympstone village station and enjoy wonderful views over the estuary. Other attractions and places of interest accessible from here include Powderham Castle, Dart's Farm, Killerton House, Dartmoor National Park, Exmoor, The English Riviera, South Hams and the Jurassic Coast.

The unique layout of this characterful and renovated property firstly sees guests enter via a shared hallway and stairwell, but once inside the first-floor apartment is entirely self-contained. On entering you will immediately find yourself in the fabulously spacious lounge/diner and will be drawn towards the two large windows offering panoramic views directly out over the estuary. Here keen birdwatchers can enjoy the wildlife from the comfort of indoors a telescope can be borrowed from the owners. Wild swimmers, sailing boats and paddleboards drift by right below you, and watching the evening sunsets unfold through the huge opening windows can take up a whole evening. Every piece of furniture in this beautiful and characterful room has a story, and includes a large comfortable sofa, rocking chair, a Smart TV, and a rare 17th century “sgraffito” fireplace. Add to this the clean-burn wood burner and it provides the perfect place to relax after a cliff walk, cycle ride or dip in the sea. Head towards the rear of the apartment and accessed via a step up from the lounge area you will then discover the quirky yet beautifully presented kitchenette and bedroom area. Compact yet fully appointed, boasting a four-ring induction hob, combination microwave/oven, fridge with an ice compartment and even a dishwasher. Opposite this and offering a cosy place to retire to at the end of the day is the super comfortable king-size bed. Completing the offering inside the apartment is a light and fresh bathroom with a shower over the bath and a WC, complete with estuary view.

The pretty pebbled patio area at the entrance can be used for loading and unloading but only fits a small car, free parking is available 200m away in the quiet village car park, where the owners shall provide a free visitors permit. Guests can also enjoy sitting at the waters edge in a village picnic area 50m along the foreshore from The Roost.

The location was perfect - quiet and relaxing, if you want a peaceful break but also well situated if you want to explore the local area. The owners are lovely people who made us feel extremely welcome. We had a lovely holiday - the apartment was very clean and had everything you could possibly need. The Roost is situated on the first floor of a lovely old cottage in Lympstone. The views of the Estuary are to die for, especially if you are into bird watching. It is in really easy reach of the Station, the Shop, and the Pub. So perfectly situated within the Village. There are also lots of walks around the area, so you can for example, walk to ToRead morepsham (4 miles), or Exmouth (2 miles). The Village itself is very interesting, and has an amazing history. The Roost is a great base for exploring the area and has wonderful evening views across the estuary. The apartment was clean, tastefully decorated and well equipped. The owners are friendly and very helpful. We also found the village a calm and pleasant place and the local pubs serve good food.

We had a fabulous stay in The Roost, a flat located in the owners house. Village location with amazing views over the estuary and a railway station within the village allowing hassle free exploring of the Devon coastline. Would recommend and intend to book again .

This is one of the nicest properties we have ever stayed in. The view over the Exe estuary is breath taking- I kept being amazed by it every time we came back having been out. When Michelle (the owner) showed us the TV in the apartment she commented that we probably wouldn't want to watch it because we'd be wanting to keep looking at the wonderful Read moreview- too true! You wont meet nicer, warmer and pleasant hosts in hospitality. True diamonds. We had an outstanding romantic break. It rained loads but we stayed in a chatted about everything under the sun without telly just listening to some music but really just chatted and laughed. The Roost is great.
