Located close to the picture postcard village of St Boswells, in a truly beautiful rural location. The immediate area is a paradise for walkers and hikers with the nearby Cheviot and Eildon hills to explore. Within easy reach of the historic towns of Kelso, Melrose and Jedburgh with their beautiful 12th century abbeys, excellent leisure and shopping facilities. Enjoy a day out at Kelso races or try ice skating and curling at the local ice rink. Born in the borders offers a great day out with grass sledging, a brewery and distillery. Visit the nearby Smailholm Tower or the grand stately homes of Abbotsford, Mellerstain and Manderson. The wonderful castles of Floors and Thirlestane are also close at hand.

The dining area is perfect for romantic gatherings, with French doors leading out to the rear gardens patio area. Heading up the stairs you are met with the stylish king-size bedroom, followed by the bathroom with a shower over the bath and WC.

Venturing outside to the rear garden there is private patio area with direct access from the kitchen. It is the perfect area for al fresco dining with seating area and set amid a beautiful spacious shared enclosed garden. There is also a large shared square in front of the property, with seating areas, BBQ and garden chess board to enjoy. Located next to the property is the spacious shared games room. The perfect place to enjoy table tennis, table football and to play on the Nintendo Wii, or to watch a large selection of DVDs. Next door you will find the handy shared utility room which has two washing machines and tumble dryers. There is also secure private storage for outdoor gear and bikes available. Rod rack facilities are provided for fishing parties. A freezer is also available for guest use, in an additional outbuilding. There is ample off-road parking available in front of the cottage.

The area immediately surrounding your cottage is a paradise for walkers and hikers with the nearby Eildon Hills (10 miles) and Cheviot Hills (15 miles) where you can spend days exploring the stunning landscapes and undulating hills. Walk up to Smailholm Tower (3.5 miles) and climb the battlements for stunning views across the countryside.

Discover the bustling market town of Kelso (6 miles). Browse the independent stores that line the largest cobbled town square in Scotland, pick up some produce in the farmer's market or treat yourself in one of the welcoming cafes or tearooms. Wander among the remains of 12th-century Kelso Abbey or have a flutter at Kelso Races. Not to be missed is the impressive Floors Castle on the edge of the town. Take a tour of the magnificent interior and stroll the Walled Garden and Tapestry garden with their fragrant displays.

Not to be missed is a trip to the vibrant city of Edinburgh (44 miles) for a day of sightseeing in Scotland's capital. Walk the Royal Mile to Holyrood Park where you can visit Holyrood Palace, the Queen's official residence in Edinburgh and see the throne room and great gallery. Climb up to the 2000 year-old hill fort on top of Arthur's Seat for an excellent view of the city beneath you. Explore Edinburgh Castle at the heart of the city and visit the giant pandas at Edinburgh Zoo to discover more about these endangered animals.

From the minute we met Deborah we were made truly welcome, from the information she supplied about the local attractions and amenities was second to none. The small individual touches like the homemade scones and bottle of wine on arrival was a nice touch and very much appreciated. We would highly recommend this cottage to anyone. Very comfortable cottage ideally situated for walks or drives around the Scottish Borders, or striking out to the coast - we went to Berwick and Bamburgh. Thoroughly recommended for a peaceful unwinding. The only downside: I forgot to ask for the recipe for the complementary homemade rhubarb and vanilla jam!

Absolutely fantastic couple Deborah and Phillip very laid back. No rush to leave which made our last day lovely. Beautiful fresh scones on arrival and wine which was fantastic after travelling.
